Now most folks looking to buy investment property aren't looking to Bates County, MO; unless they happen to live there. But As I make more of an impact on the areas real estate, I expect that to change.

Most real estate investors are looking in large metropolitan areas, why? beats me! I guess they figure they have all the elements in place in those areas, Property Managers, Advertising Medium, Agents, Realtor's® etc.

But we have all that here too! so I did a little research and found some multi-family properties listed in Bates County and I thought I'd share that information with you.

I found this one listed for sale on Craigslist. They stated in the advertisement that they were getting $600 rent for a duplex in Rich Hill, I thought that was currious so I did some reasearch to see what you could rent in Bates County.

Here's what I found :

A 2 bedroom house on 19 acres just outside of Rich Hill $400 Man I know people that would pay that just to have a place to hunt!

A two bedroom duplex for rent in Butler for $350.00

So it would seem that $300 a month is not that far from the norm, I doubt I'd offer them $65,000 but if the property is in good shape it might not be a bad deal at
