This week while talking with some members of The Institute of Equestrian Real Estate Professionals ( IEREP ) a discussion arose about the number of requests we get from people looking to rent a house where they can keep horses.
I've had several requests this year, One fella; Mr. Morgan sent me an email just a week ago. He was looking for a place he could rent somewhere near Harrisonville, MO that he could keep up to 5 horses.
I've worked with rental property on acreage, and the response is tremendous. I get calls and emails like wildfire for the most basic homes on acreage.
If you are in a position where your just not ready to sell you might consider renting the property. Horse friendly rental property is a rare commodity.
I wrote an article some time back about equestrian property management, there is a lot more to it than you might think. There are specific liabilities that you must consider.
Take some time to read that article. http://activerain.com/blogsview/367816/renting-horse-property-and-equestrian-facilities-property-management-of-equestrian-property-

I found this one listed for sale on Craigslist. They stated in the advertisement that they were getting $600 rent for a duplex in Rich Hill, I thought that was currious so I did some reasearch to see what you could rent in Bates County.
Here's what I found :
A 2 bedroom house on 19 acres just outside of Rich Hill $400 Man I know people that would pay that just to have a place to hunt!
A two bedroom duplex for rent in Butler for $350.00
So it would seem that $300 a month is not that far from the norm, I doubt I'd offer them $65,000 but if the property is in good shape it might not be a bad deal at

Seems on August 4th 1941, Time Magazine reported on the real estate dealings of one of Bates County’s most notable landowners. William Scully had come to America in 1894, with a pocket full of cash he set about purchasing all the farms and land he could aquire. He passed the considerable parcel of land on to his son who seldom visited. The land was tenanted by nearly 300 residents.
In late July of 1941, the young Mr. Scully sold nearly 42,000 acres to the Farm Security Administration , which had evolved out of the Federal Emergency Relief Administration and the Resettlement Administration, to form the FSA after President Roosevelt signed an executive order creating the FSA in 1935.
Much of the land that was purchased by the agency became part of defense projects, such as Fort Leonard Wood and others. Some of the land would be sold or leased to residents at 3% interest.
Mr Scully reportedly received 1,078,151 for his land making that about $25.76 an acre for the deal.
The area would then become known as Oswego Farms, according to the Time Magazine article.
