The fact is, it is rather difficult to find that kind of lot. The effort, time and cost of parceling [...] ]]></description><content:encoded><![CDATA[<div  class="paragraph editable-text" style=" text-align: left; "><font size="6">O</font>ne of the most common requests I get are for just a few acres in the country. Most of the time the request comes from someone who expects that because land is relatively cheap in bulk....&nbsp; $1,000 - 5,000 per acre they should be able to find a few acres for a few thousand dollars. <br /><br /><span>The fact is, it is rather difficult to find that kind of lot. The effort, time and cost of </span>parceling off a small portion that has access to all the utilities you need makes it mostly prohibitive unless you plan an entire development for such land and then of course the price will reflect those costs. Then come the restrictions and requirements that most people wanting "just a few acres" are trying to avoid.<br /><br /><span>Say you own 200 acres and you sell 4 acres to to Joe for </span>$10,000. Next you sell 8 acres to his brother for another $20,000 and so on. Now your 200 acres is all chopped up and there is no direct passage from one lot to the other. You have effectively landlocked your property and restricted its future use or development. <br /><br /><span>Often in rural areas land is divided by sections, half sections and quarter sections. </span>One section equals one square mile and that equals 640 acres. So each 1/4 section would amount to 160 acres. That is why you so often see parcels of land sold in in the amount of 160 acres at a time. But it doesn't stop there!</span><br /><br /><span>Fee's permits, fines, taxation, new licenses and much, much more you will be forced to partake in if you want to run your farm! </span><br /><br /><span>Welcome to the New World Order for Farmers ... Agenda 21, they call it! </span><br /></div> <hr  style=" clear: both; visibility: hidden; width: 100%; "></hr>  <div  class="paragraph editable-text" style=" text-align: left; ">Oh, you say, but they can't do that; we live in America.... Well, we didn't think they could tell us what kind of light bulbs we had to buy either or how much water your toilet can use or just what kind of vehicles you are allowed to drive.<br /><br /><span>Now the UN and the Obama Administration want to classify all your farm vehicles and farm equipment as commercial vehicles! That's right a little thing called Agenda 21, is being pushed hard while the UN can rely on Obama to do their bidding.&nbsp; </span>Agenda 21 is a United Nations &ldquo;comprehensive plan for  action to be taken globally, nationally, and locally by organizations of  the United Nations system, governments and major groups in every area  in which humans impact the environment.&rdquo;<br /><br />The Federal Motor Carrier Safety Administration, a component of the Department of Transportation, has proposed implementing new standards that require farmers and all those who work on a farm to obtain a license to operate farming machinery. To do this, the agency will be reclassifying all farm vehicles and equipment as Commercial Motor Vehicles (CMVs).<br /><br /><span></span> 	<em style="">The New American&rsquo;s</em> William Jasper wrote of Agenda 21 in February, explaining that the plan is virtually all encompassing:<br /><br />  	The UN&rsquo;s Agenda 21 is definitely comprehensive and global &mdash;  breathtakingly so. Agenda 21 proposes a global regime that will monitor,  oversee, and strictly regulate our planet&rsquo;s oceans, lakes, streams,  rivers, aquifers, sea beds, coastlands, wetlands, forests, jungles,  grasslands, farmland, deserts, tundra, and mountains. It even has a  whole section on regulating and &ldquo;protecting&rdquo; the atmosphere. It proposes  plans for cities, towns, suburbs, villages, and rural areas. It  envisions a global scheme for healthcare, education, nutrition,  agriculture, labor, production, and consumption &mdash; in short, everything;  there is nothing on, in, over, or under the Earth that doesn&rsquo;t fall  within the purview of some part of Agenda 21.<br /><br /><span>Family Farms will be roped into the coming new world order and regulated out of existence.</span><br /><br /><span>What would this mean for our local farmers? </span>The move by the DOT appears to be &ldquo;legislation through regulation.&rdquo; By  reclassifying all farm vehicles and implements as Commercial Vehicles,  the federal government will now be able to claim regulatory control over  the estimated 800,000 farm workers in America, at the same time,  overriding the rights of the states.<span></span><br /><br /><span>So you would be required to have a commercial drivers, license keep hourly logs, </span>keep up those logs on all equipment and farm workers. Stepp of <a style="" href="http://www.timesunion.com/?controllerName=search&amp;action=search&amp;channel=news&amp;search=1&amp;inlineLink=1&amp;query=%22Rich+Hill%22">Rich Hill</a>  is charged with conspiracy to commit first-degree murder after trying  to hire a hitman to kill her ex-husband and bring her his&nbsp;tongue.<br /><br />The <a style="" href="http://www.timesunion.com/?controllerName=search&amp;action=search&amp;channel=news&amp;search=1&amp;inlineLink=1&amp;query=%22Kansas+City+Star%22">Kansas City Star</a> reported Thursday that Stepp pleaded not guilty and is being held on $300,000&nbsp;bond.<br /><br />Court  documents indicate that Stepp offered to pay a man $4,000 to commit the  crime. Man, did I ever make the right choice!<br /><br /><span>The Filling Station serves locally raised corn-fed beef that is melt-in-your-mouth GOOD!</span> They've got quite a menu from great steaks, burgers and broasted chicken to sandwiches, burn ends and more kinds of fries than you can name! <br /><br /><span></span>I was a little short on cash so I kept to the sandwich portion of the menu and ordered up the prime rib sandwich and some good iced tea! I was so impressed I darn near ordered another one to go! The Bates County Fair Queen and Princes selection was filled with lovely contestants from all over the county. A friend of ours Samantha Dawson, of Adrian was entered in the Princess competition. <br /><br /><strong style="font-weight: normal;"><em style="">2010 Bates County Fair </em>Princess; Tara Chandler, 2011 Princess; Haley Triebel, </strong><strong style="font-weight: normal;">2010's Queen; Whitney Bagby</strong><strong style="font-weight: normal;"> and 2011 Bates County Fair Queen; Maggie Massey were all on hand for the awards ceremony.</strong><br /><br />The  rodeo was exciting with what was billed as a  Redneck Bull  Extravaganza, bringing out bull riding contestants from all  over.
