One of the most frequent requests I receive is for homes on acreage; the problem is that most of the people looking for them are not in a position to purchase them. Ultimately we wind up trying to cobble something together that looks a bit more like a rent-to own than an actual purchase. As an Accredited Equestrian Real Estate Professional I tend to get a lot of the equestrian lifestyle folks asking me to assist them with finding a home. Years ago, you almost never found an owner finance or rent-to-own property that fit that description. Lately that trend seems to be changing, with the glut of real estate on the market many owners are seeking to find alternative means of selling their real estate. Here is a list from the Heartland MLS of several such homes, they range in price from $70,000 to $1,900,000. These were all selected because they were listed in the MLS as having some alternative means of financing; either owner finance, lease option, private lending or some other form of alternative financing. See link below! As I pointed out last week in predictions for real estate investment in 2010, owner finance and rent to own are the largest growing trend in investment real estate. Now that trend is moving to homes on acreage and other property types not normally thought of as investment property.

I had been hearing rumors that this was coming from some folks in the area. There had been talk of suspicion for some time. Guess it will all come out in the wash, sooner or later. But no one is guilty until a jury says so. Valerie (Jill) was the clerk for Bates County Water District #6 and # 1, and stands accused of mail fraud charges and stealing over $75,000 from the people of Bates County. A federal grand jury in Kansas City indicted Valerie Jill Berry, 35, of Butler, Mo., this week on six charges of mail fraud for filing false information to state officials. Berry was the sole clerk and bill collector for Bates County Public Water Supply districts No. 1 and No. 6 from 2001 until she was terminated in September 2008, according to federal prosecutors. She is accused of embezzling about $8,000 from district 1 and $67,000 from district 6 and allegedly concealing the thefts by submitting false reports to state auditors. The FDIC announced December 28, 2009 in a press release, that the Security Bank of Rich Hill had agreed to a fine of $4,000. Not that long ago, The Security Bank of Rich Hill took over the troubled Hume Bank. More recently the former president of the now defunct Hume Bank was indicted for fraud. I have added the document below for you to download. It doesn't really appear that they got caught with their hand in the cookie jar, just more like the forgot to cross a couple T's and dot a couple of I's on some damn government form. Probably just easier to pay off the government thugs than make a big deal about it.
