Bates County Commercial Real Estate
Not every agent is a commercial real estate agent! Sure they can list your property and perhaps find a buyer, but the real question is do they really know what they are doing? Is your agent getting the best possible price for your property or making sure you are paying the right price for your commercial real estate.
Many agents rely on the MLS, in-fact in many rural areas some agents don't even use that. I know of some agents even in Butler, Mo that don't even have a web site! The days of putting a sign in the yard or an ad in the paper and hoping someone drives by and makes an offer are over!
Most commercial real estate transactions are done between real estate brokers and agents who specialize in the field. Most of them don't use the MLS either. They are using sophisticated commercial real estate marketing web sites and tools.
Sites like
Loopnet.com,
Costar.com,
Xceligent.com and
Commercial Source.com are the sites dedicated to commercial real estate. That is where commercial real estate brokers and buyers are looking for listings.
Even more importantly if a residential agent is listing your business or apartment complex, they are not likely to know the important terms and descriptions that a trained professional would know.

Big Changes Coming To Bates County and the 71-49 Corridor

Interstate 49
Interstate 49 will replace the current Highway 71 through Bates County; that will spell big changes for Butler, Rich Hill, Passaic, Adrian, Archie, Harrisonville and all of the other towns along the route. Called by some the NAFTA Superhighway; Interstate 49 will streamline goods coming from China and the Orient to the Midwest. From there it will be sent Northeast and Northwest to the rest of the United States.
This change will bring great opportunities to our communities and with it some substantial growth and increased property values. Property nearest the interchanges will benefit the most. As traffic increases so will sales, with that comes jobs. This will create a need for more housing and more services.
That will bring with it investors, large corporations and new businesses, they will be looking for commercial real estate to develop and build on. If your not marketing to them, your not getting the exposure you need.
That agent who not only has no website but also does not know how to capitalize on this change will be left behind the curve.
With years of experience in commercial real estate we can help you maximize your investment or find that special piece of land you are looking for.
We serve not only Bates County but all of Western Missouri and Eastern Kansas.
